In 2018, I started looking for a way to secure my retirement without depending solely on my paycheck. If I lost my job, I wanted to know that my future was still intact.
That’s when I attended a seminar that changed everything.
It started with discussions on wholesaling real estate to build wealth—and eventually move into buy-and-hold strategies that could generate “passive” monthly income. We covered corporate structures, including the phrase that stuck with me:
👉 “Own nothing but control or manage everything.”
I didn’t fully understand it at the time, but I was intrigued. Then we dove into tax strategies—how to defer or even eliminate taxes through the right structures and vehicles. Boom—mind blown!
They gave us some “homework” that night: log into your 401(k) and check how much is eligible for a rollover. I did exactly that.
To my surprise, I had $350,000 available from a previous employer’s 401(k)—just sitting there, eligible to be rolled into something more powerful.
By day two of the seminar, I came back with a mission:
Find out how to make that money work for me.
That’s when I was introduced to the world of Self-Directed IRAs (SDIRAs). I was hooked. That same night, I started researching and didn’t even go back for day three.
For six months, I immersed myself in SDIRAs—particularly the Checkbook LLC model. I wanted control, speed, and cost-efficiency.

🎯 What Happened Next?
📅 August 2018: Bought my first property in my SDIRA
🛠️ Renovated and rented it 2 months later
🏘️ Bought a second while the first was still in progress
💰 Discovered the power of leverage and added a third by mid-2019
🔁 Repeated the process in 2022 with two more cash purchases
🏡 All properties now paid off (sold one)
📈 Portfolio now brings in $7,000/month, tax-deferred until I’m 59½ and property values continue to increase on average 7% a year.

💡 Lessons Learned
Is this income truly “passive”? Not exactly. I worked hard—nights, weekends, setting up systems, managing renovations and rentals. Even now, I put in a few hours a week.
But I built an income-producing retirement portfolio inside my IRA, and that’s something most people don’t even know is possible.
